Does the lenth of time a loan application has been at the underwriter mean something?

I am in the process of purchaseing a new home. My credit is good, however my qualifying ratios are right on the edge. My loan officer said the loan was approved by her “desktop underwriter”, but the application itself has been at the underwriter for 10 business days…Is that a good sign? or a not so good sign? the anxiety is killing me..

It does not mean anything bad. But you should stay on top of the loan officer. It takes a while to get through the system (credit check, appraisal, underwriting) At the very least you should get a conditonal underwriting approval.
I am a loan officer. At our company if the desktop underwriter approves the loan then my processor is able to underwrite the loan. If you truely are being underwriting by an underwriter it can take a little longer. 10 business days is a long period of time. You should ask the loan officer for your processors number and check in with that person.
Also, please note, your ratios are calculated by the interest rate that you locked into. Rates have gone down dramatically since you have locked in. You can always check out another lender they might be able to get you a better rate and a faster answer. It does not hurt. Since, you have good credit I don’t think that you will have a major problem as long as you have at least 5% to 10% down.
